Before, During and After - Things You Need To Know
Pre-Inspection
Once you book your inspection, prepare for the communications to begin.
About two hours after you book your inspection you will receive an email from us which includes:
1) The Pre-Inspection Agreement – This sets up the inspection.
2) The Payment Link to make your payment for the inspection.
If you have listed your Real Estate Agent and/or the Sellers Agent, they will also get a notice with the date and time of the inspection.
Once you have signed the agreement and made your payment, you will get reminders of the inspection date and time. If you do not sign and/or pay, you will receive reminders to complete the process of booking your inspection date and time.
A few hours before the inspection, you will get a reminder of the date, time and place.
During The Inspection
You are welcome to be there. In fact, you should plan on being on-site at least one hour after the inspection starts so we can give you some of the highlights. You should feel free to ask the inspector any questions you may have during the inspection process. The inspector will point out problems and explain them to you. The inspector will also show you the good points of the house as well. Plus, we will explain what routine maintenance is needed to keep the house in top condition. This will help you to get the most benefit from the inspection and gain an understanding of the systems that make up your home, and how to maintain them.
Keep in mind, this is your inspection. That means without your permission the findings will not be discussed with anyone but you.
So, what does the inspection cover? We inspect all accessible areas such as:
- Structural Components:Foundations, floors and walls.
- Exterior Components:Siding paint, windows, decks, garage doors, etc.
- Roofing:Coverings, flashings, chimneys, etc.
- Plumbing:Piping, fixtures, faucets, water heating and fuel storage systems, etc.
- Electrical:Wiring, main service panels, conductors, switches, receptacles, etc.
- Heating:Equipment, safety controls, distribution systems, chimneys, etc.
- Air Conditioning and Heat Pumps:Cooling and air-handling equipment controls and ducting, etc.
- Interior:Partitions, ceilings, floors, railings, doors and windows, etc.
- Insulation and Ventilation:Attics, walls, floors, foundations, kitchen and bathrooms, etc.
Keep in mind in some houses, some areas may not be accessible. Blocked attic access, crawl spaces with inadequate clearance. furniture placement, weather, etc. Any or all may make one or more of these inaccessible. We will point these out to you.



After The Inspection
Post Inspection
Once the inspection is complete, our inspector will go over any serious items uncovered and what next steps he suggests. Within 24 hours you will receive the complete report with pictures of the items of concern.
If this is a newly constructed dwelling, we will contact you in 11 months to schedule your inspection to uncover any items for which the builder might be responsible.
